10 LUXURY VILLAS

ALTOS DE VALDERRAMA URBANIZACIÓN SOTOGRANDE CADIZ

YEAR: April 2017 PROGRAM: Residential SURFACE: 10.000 sqm CLIENT: Valderrama Luxury Gardens ltd. VISUALIZATION: Xavier Ozores

The present housing project was designed for the Design Ideas Competition for 10 luxury villas promoted by Valderrama Luxury Gardens of the Urbanization Sotoalto Urbanizacion Sotogrande of Cadiz.

The aforementioned plot has pedestrian access to the north end of Soto Alto Street, with a marked level of height (around 6 m) from this end to its southern edge.

In considering the project we decided to locate the house in the centre of the plot, with the aim of minimizing the movement of land, in addition, to obtain greater privacy for the owners,

while it is to reduce their presence by being partially buried in the far north.

The house, on a single floor, adapts to the terrain distributed on two platforms levelled to the natural terrain. The housing program is articulated around an inner courtyard, to which are distributed several higher compact volumes that contain the different uses of the program. This courtyard also generates the first filter to the noble entrance of the house while serving to a solarium area and outdoor swimming pool, in addition to organizing the circulation of the house setting the degree of relationship between the different pieces of the program.

The main piece of the house announces its presence on the hillside with a platform that assumes the terrain slope generating, a lodge in all its front-facing views.

This volume contains the main dependencies of the house, all having privileged views to the country, containing the day program with a living room, a dining room, a living room, an

office close to the entrance in addition to the master bedroom, which starts the night program. The rest of the program is developed in two pieces, in the perimeter of the courtyard, to which they turn their backs, opening to the patios embedded in the hillside, for ventilation and natural illumination.

The first of the volumes that delimit the east side of the patio (for obtaining natural lighting in the first hour) contains the night program started with the master bedroom, which is equipped with a dressing room and bathroom, two bedrooms with bathroom en-suite and a separate volume for the guest bedroom. The remaining volume contains the kitchen, which mediates between the noble zone and the dependencies of facilities, storage that communicates this area with the servant units.

The kitchen has a double illumination, allowing views over the activities of the pool. In the north end of the courtyard is located the wheeled access, as well as the car parks, both the private ones of the house and parking area for visitors (for about 5/6 vehicles) facing Soto Alto street. These areas are separated by a strong height (around 2.5 m) that seeks to gain privacy by hiding the house that barely has a presence from the road.To increase this feeling is projected a garden area that filters even more partial visions of the scarce traffic of urbanization.

The approaching to the house begins on a journey from the visitor parking, to the garden area where there is hardly a vision, to look out of the vegetal roofs that define the volumes of the house, crossing the main door to the patio, a space of mediation to finally access to the interior of the house.Once in the living room, the visitor will find in contrast to space, completely open, overlooking the views and a loggia bathed by the south sunlight.

Finishes

Constructively, the house presents a spartan geometric composition that only reveals the economic possibilities of the owner in the cutting of the constructive details and the careful selection of the materials; coatings of limestone national (white unpolished type Capri) and of import (model teak of Cupagroup), carpentry of solid wood brushed from floor to ceiling, carpentry of first marks with a reduced profile, cobbled of natural stone In patios and IPE wood on the solarium.

The roofs are defined in the main volumes with a vegetal cover of about 60/80cm that achieves great thermal inertia for the comfort of the house in addition to constituting in our case the main facade of the house. The rest of the covers that delimit the circulations are topped with a sheet of oxidized copper in a greenish tone.

Special attention in the design of the outdoor landscaped areas, especially in the interior courtyards, and in the areas contained by the perimeter walls that are inserted in the hillside.

Autochthonous species (cork oaks, olive trees, pines, rosemary) and some ornamental species such as pronus or Japanese maples that contribute a note of colour to the landscaping is selected
